These terms cover your use of emeraldcoastdirect.com. The site is operated by Anthony P Williams, a sole proprietor trading as Emerald Coast Direct, in Gulf Breeze, Florida. Using the site means you accept these terms.

What this site is

A description of a service: we build direct-booking websites for vacation rental owners on the Florida Gulf Coast. The site also carries sample pages showing what that work looks like.

Quotes and enquiries

Anything on this site about pricing is an indication, not an offer. A quote becomes real when we send it to you in writing, and it is valid for 30 days unless it says otherwise. Sending us a form does not create a contract between us.

If you become a client

The work itself is governed by the written agreement we sign with you, which sets out scope, price, and schedule. Where that agreement and these terms disagree, that agreement wins. In summary, and subject to it:

• Half the setup fee is due before work starts; the balance is due when the site is live and you have approved it.
• The monthly fee starts the day the site goes live, is billed monthly, and there is no minimum term. Cancel by telling us, and it stops at the end of that month.
• Your domain name is registered in your name and belongs to you. So does your content — your photos, your text, your rates, your guest list.
• The underlying templates, layouts, and automation we build our work from remain ours.

What we don't promise

We will build you a working direct-booking site and the automation around it. We cannot promise a particular number of bookings, a particular amount of money saved, or any specific search ranking. Any figures we show you are illustrations based on the numbers you give us, not forecasts.

The site is provided as it is. We keep it running and fix what breaks, but we do not warrant that it will be available without interruption, and we are not responsible for outages at the platforms, payment processors, or domain registrars we depend on.

Limit of liability

To the extent the law allows, our total liability to you for anything arising out of this site or our services is limited to the amount you have paid us in the twelve months before the claim. We are not liable for lost profits, lost bookings, or indirect losses.

Your responsibilities as a client

• You confirm you have the right to rent the properties you ask us to list, and that they are licensed and insured as Florida law requires.
• You confirm you own or have permission to use the photos and text you send us.
• You are responsible for your own guest communications, cancellation policy, taxes, and lodging licences.

Acceptable use

Don't use this site to break the law, don't try to break into it, and don't scrape it or copy its content for a competing service.

Third parties

We are not affiliated with, endorsed by, or acting for Airbnb, Vrbo, Booking.com, or any other booking platform. Where we name them it is to describe publicly known fees.

Governing law

Florida law governs these terms, and any dispute goes to the state or federal courts serving Escambia or Santa Rosa County, Florida.

Changes

We may update these terms. The date at the top shows when we last did. Changes don't apply retroactively to a signed client agreement.

Text message (SMS) program

Program description. Emerald Coast Direct (a business name of Anthony P Williams) sends text messages to vacation rental owners who have asked us for a quote and ticked the SMS consent box on our Quote Request form. Messages include quote follow-ups, arranging a call, a link to a sample property page, and service updates about a booking site we are building or running for you.

How to opt out. Text STOP to any message from us to stop receiving texts. You will get one confirmation message and then nothing further.

How to get help. Text HELP to any message from us, or contact [email protected] or (850) 935-3492.

Message frequency and cost. Message frequency varies. Message and data rates may apply. We do not charge for these messages; your mobile carrier may.

Carriers. Carriers are not liable for delayed or undelivered messages.

Age. You must be 18 or older to consent to receive text messages from us.

Privacy. Our Privacy Policy explains how we handle your information. We do not share your mobile number or your SMS consent with third parties for marketing.
